Before we talk about the build itself, we want to understand you, what matters to you and what you want to achieve. Every client has different priorities. Listening carefully allows us to understand those priorities and give them the attention they deserve.
That first conversation is also the beginning of a relationship. Trust develops over time, through clear communication, considered advice and a shared understanding of what we’re working towards.
By the end of that initial conversation, you should have greater clarity about the next steps and confidence that we understand what you’re trying to achieve. From there, we can determine the right approach to pre-construction, tailored to the scale and complexity of your project.
Clarity before construction
A successful build starts long before work begins on site.
Our pre-construction phase is where we work through the project in detail, collaborating with your architect, designers and wider team to understand what’s involved from beginning to end.
We review drawings and specifications, identify risks and uncertainties, seek clarification where needed, and work through the practicalities of bringing the design to life. This includes developing the project scope, pricing and construction programme.
Much of this work happens behind the scenes. Our job is to do that work thoroughly, so important questions are answered before they become problems on site.
You’ll be involved throughout the process, but we won’t burden you with every technical detail. We bring forward the information, questions and decisions that genuinely need your attention, while offering practical advice where it’s helpful.
By the end of pre-construction, the goal is simple: a project that is ready to build, with a clear scope, a realistic budget and a programme you can plan around.

We believe the quality of a project is shaped by the people involved and how effectively they work together. That means surrounding ourselves with high performance professionals who bring sound judgement, integrity, ideas and pride to their work.
Our role is to bring these A players together, give them the information and time they need, and create the conditions for good decisions to be made.
We ask the right questions early and press the details until we have clarity on the best approach. This requires creating the space and time to do the research well ahead of schedule so that the best decisions can be made before they are needed on site.
One point of contact, clear communication
Once construction starts, you’ll have one point of contact at Kōtare Homes, from the beginning of your journey through to handover.
A single point of contact keeps communication clear and reduces the risk of information being lost between people. You know who to speak to, where things stand and what needs your attention.
Our team holds weekly planning meetings to review progress, confirm the plan for the week ahead and look further down the programme. We then connect with you to share an update, outline what’s coming up and discuss any questions or decisions required.
If we need something from you, we’ll explain what it is and when we need it. You’ll also have the opportunity to raise questions of your own.
We pay close attention to what matters most to you. Behind the scenes, we’re focused on the many details that keep the project moving.
Always informed, never overwhelmed
A high-specification home involves an enormous number of moving parts. Many decisions are made throughout the build, but not all of them need to land on your desk.
We take responsibility for managing that complexity. When a decision does need your input, we’ll explain the situation, outline the options and provide a recommendation.
Every client has a different appetite for involvement, and we adapt our approach accordingly. Whether you prefer to work through decisions with your architect, take our recommendation or be closely involved in the detail, we’ll find the right balance.
For clients building from out of town or overseas, this approach is particularly important. You should feel connected to your project without needing to manage every moving part yourself.
The complexity is ours to carry. Your role is to make the decisions that matter to you.
When the unexpected happens
Even the most carefully planned project can encounter challenges. What matters is how those challenges are handled.
When something unexpected comes up, we focus on understanding the issue, finding a solution and communicating clearly with the people who need to be involved.
For more significant matters, we work with the architect and client to assess the options, obtain the right advice and agree on the best way forward. We’ll explain any associated costs, how a change affects the programme and whether adjustments to the schedule are needed.
Our approach is practical and solutions-focused. We don’t dwell on what went wrong. We work through what needs to happen next and get the project moving again.

By the time we reach handover, we want you to feel that we’ve achieved something extraordinary together.
The finished home should reflect the design intent, the quality of the materials and the details that have been carefully considered throughout the process.
